How TitleLab turns scattered courthouse records into a structured, mappable chain of title — starting in the Permian Basin.

For a Permian land team, a clean chain of title still starts the way it always has: pulling courthouse records, building runsheets in spreadsheets, and cross-referencing legal descriptions across systems that don’t talk to each other. A single title opinion can take days of document retrieval, manual data entry, and chain reconstruction, before underwriting even begins.

TitleLab is built to compress that work. It is courthouse intelligence for upstream land teams: it aggregates county-level records and reads the documents themselves, so a landman works from structured title data instead of a thin, unreliable clerk index.

The problem with the current workflow

Index data is unreliable.  County clerk indexes have gaps, and legal-description fields vary by clerk and by day. A standard search returns partial results, so landmen end up augmenting every runsheet by hand before it is usable.

The manual work compounds.  Document retrieval, data entry, and chain reconstruction are all done by hand, instrument by instrument. That is the part that turns a title opinion into days of work.

The data is scattered.  Courthouse records live across 254 counties in Texas alone, unstructured and disconnected, with no single place to search, retrieve, and act on them.

What TitleLab does

TitleLab aggregates county records and runs every document through a model that extracts the legal descriptions, parties, dates, prior references, and lease provisions buried inside it. Landmen work from the document, not the index.

Document processing.  Classifies instruments across 90+ document types, captures every grantor and grantee with their role, parses the full legal description, and extracts lease provisions including royalty rates, terms, and severance clauses, across deeds, assignments, leases, liens, and probate records.

Legal-description parsing.  Texas surveys and abstracts, PLSS coordinates, and platted properties are normalized into distinct tracts, each georeferenced and tied to producing assets so ownership coverage is visible on a map.

Chain-of-title construction.  Smart Chain builds the runsheet automatically, matching documents by legal description and pulling prior referenced instruments back through five degrees of separation, including legacy book/volume/page citations — while identifying gaps and flagging potential defects.

Integrated with Energy Domain data.  Documents connect to API numbers, unit names, and lease names, so a landman moves from ownership verification to economic analysis without switching systems.
