A clean chain of title in the Permian is assembled instrument by instrument, and it usually crosses county lines. Three things make that slow. Index data is unreliable: county clerk indexes have gaps and legal-description fields vary by clerk and by day, so a standard search returns partial results. The manual work compounds: document retrieval, data entry, and chain reconstruction are done by hand. And the data is scattered: courthouse records live across 254 counties in Texas alone, unstructured and disconnected. How it works.
